roof-repair-300x200.jpgSo of you have had your home for a good number of years now and you’re noticing some things that aren’t looking too well. Is it time for you to have a roof repair or replacement? The answer could be yes or no. but before you land on a decision, you should sit back and think about the signs that indicate whether or not you need to have a new roof installed.

Here are some of the factors to look out for that will tell you when it’s time to get a new roof:

The age of your roof – how long has it been since you got your roof installed? The age of your roof plays a vital role in the decision-making process. Some varieties of roofing materials degrade faster than others. There are also other elemental factors to consider. But in general, roofs can last anywhere upwards of 25 years without showing significant signs of wear and tear. However, if you start to see some leaks on your 20-year old roof, it may be time to have a new one installed. Buckling and curling shingles – if you have shingles on your roof, check if there’s any curling or buckling. This normally suggests that the material used has gone past its prime. There’s also a small chance that the materials could be defective. In such cases, call your roofing contractor for roof replacement or reimbursement. Damaged roof valleys – if you’re not familiar with what a roof valley is, they are the metal channels that run the entire length of the roof’s fold. They are used to direct snow and rainwater down to the gutter and into downspouts. If you find any missing shingles near this part of the roof or if the roof valleys that are damaged themselves, it a clear indication that a new roof is needed. Missing shingles – it’s relatively easy to spot a missing shingle from your roof. However, the problem could quickly escalate if a missing shingle is not immediately replaced. If the roof is hit by branches as a result of a falling tree or storm damage, shingles could become loose or get dislodged. In either case, repairs should be made. For older homes, missing shingles means the old roof needs to go soon. Damaged chimney flashing – this is also one area of concern. If the chimney flashing has been damaged and left unattended for a long time, it could result in leaks that would call for a roof replacement. This is highly necessary for chimneys that used roof cement or tar as flashing material. Bits of shingles in the gutter – when you are cleaning your gutters and you find a lot of bits and pieces of your shingles, it is an indicator that the shingles have expired way beyond their serviceable years. When shingles near their end-of-life, they tend to loosen up and granules break off when hit with heavy rain or hail. Holes and gaps in the roof boards – check your attic for any sights of light passing through. If in case light passes through, check the opposite location outside. If you see any problems, it could require repair. For worst case scenarios, a complete replacement of the roof may be necessary.
