Roof Replacement Costs In Florence

There are many factors that influence the cost of replacing your roof. These include the type of roofing you choose, the skill and workmanship of the contractor, warranties, and the physical characteristics and construction. The price will be affected by additional components such as decking and underlayment, as well as the number of layers that are being added. Consumers in Florence can use the current price range estimates to determine the relative value offered by competing contractors when comparing multiple roof replacement estimates.

How to budget for a new roof?

It is a good idea to research prices in order to determine the average price ranges of roofing replacements using certain materials. Prices can vary depending on whether you are installing a metal roof, shingle, or flat roof.

The upfront cost is just one part of the story. This is especially true for more expensive materials like metal. Metal roofing costs can be more expensive, but they have a longer lifespan and are also more cost-effective. They are also better at insulating the home from heat and sunlight. To sum it all up, you need to consider the long-term cost of your roof replacement in Florence.

Average Roof Replacement Prices in Florence per Material

Contractors usually quote prices for 100 square feet of roof surface area. If you don’t know what the dimensions of your roof are, it is a good idea to take accurate measurements. These guidelines will help you estimate the average cost of three of the most popular residential roof types.

  1. Asphalt shingle roofs cost approximately $200 to $320 per 100 feet of area. The average price is $266. These figures assume that you’re using standard-quality shingles and that the replacement shingles are being placed on top of existing materials. You can expect to pay more if you add a new underlayment or invest in premium shingles.
  2. The current price range for metal roofs is between $950 and $1,250 per 100 feet. The average cost of a metal roof is around $1,100. This estimate assumes that standing seam metal roofing tiles are used and the roof is not being completely removed.
  3. Flat roofs currently fetch between $165 to $275 per 100 feet and an average of $220. This assumes that no tear-off is required and that standard asphalt rolls are being used.

It’s a smart idea to research any roofing contractors that charge higher or lower prices than these ranges. You should thoroughly research the roofing company you are considering. Find out how satisfied previous customers were with the work and whether the workmanship has held up over the warranty period.

Things to Consider Before You Get Your Roof Repaired

if you stay in your Florence SC home long enough, it will happen to anyone. Roofs don’t last forever. You will eventually have to replace or repair it. This can often cost you several thousand dollars. If you are looking for a roof replacement or a repair, you can rest assured that you are not alone.

Roof Repairs vs. Replacement

A general rule of thumb is that roof repairs and replacements are often determined by the roof’s age, performance, and appearance.

For example, a roof made of asphalt shingles is expected to last between 20 and 25 years or more. A roof repair will be necessary if your roof is within the first 10-15 years. It’s best to replace your roof if it looks bad, leaks, and has been installed more than 20 years ago.

If your shingles have cracked or dried out and look almost like a roof with wavy edges, this is an indication of roof decay. This can lead to roof damage and limit the roof’s ability to support weight. This could lead to storms or branches causing damage to your roof, or even your roof giving way.

Your homeowners insurance policy will often dictate whether you can replace or repair your roof. If your roof has reached the end of its life, you’ll probably need to pay for it. If the roof is damaged by hail, wind, hail, or other natural disasters, insurance policies usually cover it. Normal aging can lead to roof damage or replacement. You are probably on your own.

Costs for repairing or replacing a roof

It is expensive and difficult to estimate the cost of a roof. This depends on how big your home is, the materials used, and of course the Florence SC roofer. These are the main points to consider:

Asphalt shingles are the most popular choice. They last between 20 and 40 years. They are easy to install and have excellent warranties.

To give you an idea of the cost of these roofs, HomeAdvisor reports that asphalt shingles average $100-$400 per square foot.

How to get your roof fixed

fix-roof-300x200.jpgIt’s easy: Visit the websites of several roofing companies, or call to request a roof inspection. Then set up an appointment. Do your research before you hire a roofer to repair your roof. Even if they are highly recommended. Get several quotes before you hire a contractor.

Although meeting with multiple roofers can be painful, you will feel more confident about your decision if you do some comparison shopping.

Comparing prices will make it less likely that you will be taken advantage of. There are three types you should avoid when dealing with roofers:

Side-gig roofers: This kind of roofer repairs roofs as a side gig, and it is risky to hire one.

“Nice guy” roofers are those who knock on your door and offer to repair your roof for a very low price. In other words, the roofer may appear nice and may even be helpful, but they may also be trying to scam you or may not be as competent as you think.

Storm chasers.  this type of roofer moves from one area to the next to find work. Usually, they are in areas where a disaster has just occurred, causing roof damage. This could also be a scam.

Compare prices and don’t be pressured into signing any contract. You will not get a great deal on quality or price if you hurry to repair a roof.

Florence Roofing Experts has been serving the Florence are for several years. Give us a call for a free roof inspection BEFORE you make a decision about your roof.

Tips On Financing Your Roof Replacement Florence

roof-replacement-Florence-300x200.jpgNowadays, getting your roof replaced can cost tens of thousands of dollars. If your roof is pretty banged up, old, and no longer provides the protection it is supposed to offer, you know a roof replacement Florence is needed. However, the cost can set you back. Luckily, there are a few ways you could finance the roof replacement that won’t break your bank.

Options you have to finance roof replacement

Home equity loans One of the most common types of financing that most homeowners use for roof repair or replacement is a home equity loan. Normally, home equity loans come with fixed interest rates and an easy-to-follow amortization schedule. However, this financing option might not be the best for every homeowner. Home equity loans are only suitable for homeowners whose mortgage loans are far from being paid off. If you are trying to get a home equity loan and you are only a few payments away from paying off the entire amount of your mortgage, you might not get the right amount for your roof installation. HELOCs HELOC or home equity line of credit is just like home equity loans but with a twist. Instead, HELOCs work like credit cards. You’ll get a line of credit and use what you need and pay it back. It is quite a convenient option until you hear the catch. The downside is that interest rates are higher. If you don’t mind the high interest rates and just want to have your roofing project done, this is a very useful option. However, if you are mindful of your finances, you might not find this option appealing. In-house financing There are roofers that offer in-house financing for their services and supplies. Of course, you would need to find the right roofing contractor that offers this kind of service on the side. Bear in mind that not all roofing contractors offer this option. Some want to get paid directly for their services. However, with a bit of research, you can find a roofing contractor that can replace your roof and offer you flexibility for your finances. Who should replace my roof? When it comes to tearing down an old roof and replacing it with a new one, you should find a reliable roofer for the job. Take Florence Roofing Experts, for instance. This company offers a bunch of services such as roof inspections, repairs, and replacement. They work for both residential and commercial clients. They are reliable and their services are reasonably priced. As for the actual installation itself, it must be done by a professional roofing contractor. Anything less will be problematic. Only a licensed and certified roofer should install the roof. This is to ensure that the installation is done properly and that you won’t face certain problems a few months after the installation is complete.

Are you in need of reliable roofing services? Call Florence Roofing Experts today! You may reach us at (843) 212-7825.

The Costs Associated With A Roof Replacement

roof-replacement-1-300x219.jpgIf you’ve lived in the same house for more than a decade, you’d notice that there will be a couple of things that need to be replaced. The roof, for instance, will require maintenance, repairs, and even a replacement. Over time, your roof will deteriorate. It won’t look good and stay the same way as it was first installed. Sooner or later, you will need a roof replacement. It’s not a matter of if you’ll need it but more of when you should replace it. However, a roof replacement project won’t proceed without first going through the costs.

Here are the factors that affect the costs of a roof replacement and what to expect:

Roofing materials will cost a lot of money It’s most likely that half of the overall costs of a Florence roof replacement will go into purchasing the materials. The type of roofing materials will bump up or reduce the overall costs. Asphalt shingles, however, offer a balance of quality and price. According to industry experts, asphalt shingles are inexpensive but offer durability like more expensive counterparts. But of course, there are more options to choose from. If you plan on replacing your roof, consult your local roofer for a list of options. Labor costs will also take a chunk off your budget Top-quality labor is hard to find these days and you’ll have to pay top dollar as well. That’s why you should find a roofing contractor that can deliver good results for a reasonable price. When looking for a roofer, always take your time. Always bear in mind that your roof will only be installed properly if the roofer is skilled and proficient. If you do a simple Google search, you’ll find a lot of roofing companies in your area that you haven’t even heard of. Always make sure that you properly vet every roofer on your list. Project delays cost time and money Let’s say that your roof is in bad shape. If you delay the replacement, you will waste time and money at the same time. More importantly, delays in the project will expose other parts of your house to problems that could have been prevented. Replacing the roof is tougher, takes longer, and will be more expensive if the old roof is in really bad shape. That’s why you should never delay such projects. Call a professional roofer like Florence Roofing Experts to fix issues right away. Find a roofing contractor that you can rely on There will be a number of roofers out there. Some of them are good while others are not. That’s why you should take the initiative to make a shortlist of candidates. You can do the following to aid your search:
  • Check the credentials of each roofer (license, accreditation, and insurance).
  • Do online research for nearby companies.
  • Check customer reviews online and refer to the Better Business Bureau.
  • Always have everything in writing such as quotes and contracts.

Roof Replacement: Do You Need One?

roof-replacement-300x200.jpgA home’s roofing system is what protects the property and the family from all types of weather conditions. This is why it is often at high risk for wear and tear. Sometimes, it can also be difficult to determine whether you need a roof replacement. If you do not know when you need to have your roof repaired or replaced, you risk causing more damage to the roof, thus endangering your entire property as well. Remember that although your roof has a definite number of years for its lifespan, depending on the material you used, it is still subject to daily wear and tear, which can cause early replacement.

Here is some useful information to help you know for sure if you need a roof replacement:

Inspect your roofing from the inside If you suspect that you need a Florence roof replacement, the first thing you will need to do to confirm your suspicions is to conduct an internal inspection. You can do this on your own or hire a roofing professional in Florence that provides overall roof inspection, repair, and replacement. The best place to conduct an internal roof inspection is through your attic. When you reach your attic, you will want to look for the following telltale signs of a damaged or deteriorated roof:
  • Gaps and holes through the roof – When your roof has holes, it will allow rain and water to seep through and accumulate in your attic where it can cause a lot more problems. You will know when your roof has holes if the light is seeping through the roof at the time you climb up your attic for the inspection.
  • Uneven areas in the roof – Check the entire roof while in the attic and look for signs of drooping or unevenness. This may mean a structural problem for your roof, which requires immediate roof repair. Be sure to contact Florence Roofing Experts for immediate repairs.
  • Discoloration – When you see signs of discoloration in any part of your roof, this often means you have mold problems. You will want to have the roof replaced depending on the area that is affected by mold. And you will want to do it soon because not only does mold cause rapid deterioration and further damage to your roof, but it can also be a health hazard for all household members.
  • Signs of water leaks – When you see water leaking from your roof, this means you have a bigger and more immediate problem to face and that you need to call in a roofing professional at once.
Outdoor roof inspection In addition to inspecting your roof from the inside, you also want to inspect it from the outside. Here are the things that you will have to keep an eye out for:
  • Exterior damage – This includes cracks and splits on your shingles, missing or deformed shingles, or tile breakage.
  • Moisture and water leakage – Moisture and water leaks do not only happen inside. These can also be seen outside. And once you see signs of moisture and water leakage, you will want to call in a roofing contractor at once because this can rapidly result in mold problems.
  • Gutter damage – Gutter may become clogged due to the accumulation of dirt and debris including dried leaves and fallen branches. Aside from this, gutters can also become sagged and lose, eventually detaching from your siding.
It is important that you jot down all your observations so that when a Florence roofer arrives at your home, he knows which parts of the roof to look at. On the other hand, you can also opt to have the roof professional conduct an overall inspection of your roof to confirm and verify your observations.

Roof Preparation Before Installing Roof Shingles

roof-installation-300x225.jpgSetting up roofing tiles could be a strenuous job and must not be tried if you do not know exactly what you are doing. It is important to make sure that you establish enough roofing system prep work prior to the roof installation. Otherwise, you are running the risk of the integrity of your brand-new roofing. An improperly prepared roofing could easily cause openings and also fractures that will cause a dripping roofing system. Clearly, the very first component of your roof covering prep work prior to mounting roofing tiles is to remove the hold or damaged tiles that you are changing. While it is possible to leave these on even if they are showing signs of damages, you must change them whenever possible.

What To Do Before Installing Roof Shingles

Protect the roof covering boards If you are using the same roofing system boards without changing them, you need to inspect all to ensure if roof replacement is needed. See to it they are all firmly attached to avoid any kind of damages to the lining or to the tiles. You also have to see to it that no particles exist since this could also trigger damages to your brand-new roof covering. See to it no nails or various other things are extending from the roofing system. Hire an expert like Florence Roofing Experts for roof replacement or repairs. Mounting the drip side Mount the drip edge around the eave finishes of the roofing. Be sure to use galvanized nails to avoid rusting in the rain. When including the drip edge to the top of the roof, set up similarly. However, the roof has to drape over the remainder of the drip side to be effective. If you should make any kind of joints because the size of the drip side is not long enough to fit down the entire size of the eave, then just overlap both pieces and flex the lightweight aluminum right into place. A Florence roofing contractor should fix any drip edges that are damaged to prevent further damages. Ice and also water guard You should also consider taking down a layer of ice and water guard. Some states need you to utilize this and set up ranges that the guard has to be from the wall surface. Once the guard is glued, there is no way of removing it. Ice, as well as water guard, will certainly cost you a reasonable amount but the work it does is very useful. Putting these guards is a crucial step when you are completing your roofing prep work prior to mounting roofing shingles. Cover any type of big knot openings with lightweight aluminum flashing or a comparable product as well as hammer these down. Adding a layer of felt Overlap the felt by a few inches and cover one side of the roofing system entirely. To mount a roofing air vent, at this moment, you must cut a tiny part of the roofing which is practically the entire size of the roof covering. Then cover the remaining side of the roof covering with felt and cover the roofing system duct opening you have produced. This will be cut later on. You have just completed the roof covering prep work prior to mounting roofing shingles and now you are ready to tile your roofing.

Have your roof prep done by professionals at Florence Roofing Experts. Call now! You may reach us at (843) 212-7825.

Florence Roofer Explains Reasons For Roof Coating

roofing-contractor-1-300x199.jpgIf you are worried that your roof might not last as long as you would like, there are a number of solutions that you can try out. A roof coating is one option that could give your roof an extended life. However, only a trained roofing contractor can apply the roof coating. But what exactly is a roof coating and how does it affect your roof? This article will shed light on a specific way of preserving your roof through a protective coating.

What is a roof coating?

Think of a roof coating as an extra thick layer of paint. It acts as an extra barrier that shields your roof from the elements. Instead of pain, however, roof coatings are made out of resin. Resin, in nature, is strong and durable. It can withstand the elements and give your roof a much-needed shield against the elements. Unlike paint, however, the coating must be applied by a roofing contractor Florence. Why do you need a roof coating? There are a number of reasons why it is important to have a roof coating. First of all, let’s examine what happens to the roof as the weather changes. The roof expands and contracts as the temperatures drop and rise. Aside from this cycle of contraction and expansion, the roof also wears out as it is exposed to the UV light coming from the sun. However, a roof coating can negate the deterioration brought about by weather changes and normal wear. Here are some of the benefits of getting a roof coating: A longer roof lifespan Given that the roof coating adds an extra layer of protection, it is expected that the roof will have a longer lifespan. This is due to the properties of the resin applied to the roof. The resin is elastic. This means it can simply conform to the weather changes without breaking and compromising the roof underneath. This makes it unlikely that you’ll be needing a roof replacement any time soon. It will allow for greater energy efficiency Not only will a roof coating improve the lifespan of the roof, but it will also boost the energy efficiency of the entire household. A lot of heat and cold is absorbed by the roof. Normally, the insulation beneath the roof keeps the temperatures inside the house at a constant level. However, extreme weather conditions may require more insulation. Luckily, a roof coating can provide more insulation. The addition of a roof coating effectively increases the energy efficiency of the household by allowing easier heating and cooling. Contact Florence Roofing Experts for more information about a roof coating. You get to help nature If you are one of the many environmentally-conscious homeowners, you will be glad to know that applying a roof coating will be good for nature. Since the application of the roof coating increases the overall lifespan of the roof, the amount of roofing materials sent to the landfill per year is greatly reduced. Not only are you getting great value, you’ll also help Mother Nature in the process.

Signs Telling You It’s Time For A Roof Replacement

roof-replacement-300x199.jpgThere are different factors to consider when replacing an existing roof. Getting a roof replacement is an expensive project, one that can set you back a few thousand dollars. That’s why it is important to gauge just how urgent the need for a new roof is. This article is aimed at guiding homeowners on whether it is time for a new roof or not.

Here are the tell-tale signs that a roof replacement is due:

  1. The age of the roof – the very first thing that you need to consider is the age of the roof. On average, asphalt shingles are rated to last 20-25 years before they need to be replaced. The age alone is a key indicator of the quality of your roof. If your roof has passed or is nearing the end of its expected lifespan, you should consider a roof replacement Florence. On the other hand, if the roof is just a decade old, you could settle for repairs. However, this will only be possible if the damage is minimal.
  1. Buckling and curling shingles – when you see your shingles starting to buckle and curl, it is a clear indicator that your roof needs to be replaced. Asphalt shingles are made with a membrane core. The membrane is usually made out of paper and other organic materials. It is then permeated with asphalt to make it waterproof. However, this does not guarantee that the shingles will last a very long time. In some cases, shifting temperatures and seasons can damage the shingles, causing them to buckle and curl which could compromise the quality of the roof as well as the waterproofing.
  1. Missing shingles – the shingles on your roof are installed in such a way that they are bound together one by one. If any are missing, you should consider calling your roofing contractor for a full assessment of the roof. Missing shingles typically mean there’s an issue with the roof that could ultimately compromise the quality of the roof.
  1. Faulty flashing – flashings are important for any kind of roof. Flashing can be either plastic or metal material used to direct water away from critical areas of the roof primarily in joined areas. To install flashing, roofers use adhesive. However, the adhesive may weaken over time and crumble. This may loosen the flashing and let water in as a result. Older roofs are more prone to issues. That’s why it is important to have your roof inspected on a regular basis to avoid running into problems.
For any roofing issues, call a roofing contractor. There’s no real way to determine the extent of roof damage or the quality of the roof without a proper roof inspection. Only a professional roofer such as Florence Roofing Experts can figure out what is wrong with your roof and provide the best course of action.

What to Expect When You Replace Your Roof

Maintaining your home sometimes requires roof replacement. If you fail to take care of your roof, it can cause damage where you won’t even see it or realize it, and in the end, will cost you thousands of dollars in damages which could have been avoided. You can start by repairing your roof, but if have been in your home for any length of time, you’ll need to have a new roof.

This whole thing can be an overwhelming project, but let us will break it down for you in bite-sized pieces.

The first step is to find a few professional roofing contractors, interview them, and get a written proposals. Then go to work comparing them. Don’t look at just price, and follow your “gut” when it comes to trust. Get references and check them.

Set up a schedule. A roof replacement Florence SC can take anywhere from a couple days to a couple weeks, depending on the difficulty and size of the project. Make sure the proposal covers not only price but expected start date and length of time the project will take.

Try to remove anything from your property that would interfere with free movement of the vehicles and workers. Roofing is a dangerous job, and you want to go above and beyond to ensure safety. You should also inform your neighbors of the project so they can move vehicles or other outdoor objects that may be in the way.

The roofers from Florence Roofing Experts will first of all remove all your old roofing material, such as shingles or tiles. They will then check for damaged or rotted wood underneath the old shingles. The roofing contractor will see that this wood is replaced or repaired before moving on.

When old shingles or roofing material has been stripped away, any area not completed should be covered with a tarp overnight, in case of any wind or rain. Even if the weather report is good, make sure your roof is covered.

Most roofers will throw the old shingles and debris into a dump truck, or into a big pile, and it will be hauled away quickly. Many roofers will use a magnetic broom to be sure all nails, etc. are cleaned up. A reputable roofing company will always leave your property just like they found it – or better!

One thing you should be aware of is this – roofing is NOISY! That’s right, so even though roofing isn’t an invasive home improvement, you’ll hear lots of hammering, and hear the sound of boots running around over your head. Even though it’s noisy, it’s wise, when possible, to have one of the homeowners at home in case anything unexpected comes up and needs a decision.

Florence roofing contractors recommend that you get as much information from your roofing contractor as possible. When you know what to expect, things usually go much smoother. Make sure the roofer you hire has the proper insurance and is licensed for your area.

Roof Replacement – 4 Ways To Get Home Insurance Claims Approved

roof-replacement-300x200.jpgIt’s not every day that you have to get a roof replacement. Of course, it’s not very often for your roof to be ravaged by a storm or damaged by a fallen tree. However, when these instances occur, it’s good to know that you are covered by insurance. On the other hand, insurance providers are stingy when it comes to approving claims. That’s why you should always come prepared if you want them to pay for your roof replacement.

Proven methods to get your insurance provider to pony up

  1. Understand your roof insurance coverage
If in case a tree branch fell on your roof and left a gaping hole in it, you will definitely need to have it replaced. Paying for a Florence roof replacement isn’t cheap like getting a new showerhead. You would need a substantial amount of money to get it fixed. If you want to get your insurance provider to pay for the costs, you should know your policy in detail. To be sure that you will get your insurance claim approved, you should understand what’s written in the policy so you don’t waste your time.
  1. Document the damage
Insurance providers won’t take your word without any evidence. They won’t pay up for roof repair if you only have your word for it. That’s why you should always be quick to take pictures and videos of the roof soon after the incident occurred. Grab that ladder and take as many pictures as you can from different angles so your insurance company could know that the damage was legit and that’s within their scope. They can’t refute your claim if there’s clear evidence of damage. You can also let the insurance company send their roof inspectors. However, it would take longer given the fact that there are other people they need to tend to. Hiring your own roofing contractor to do the inspection will speed up the process. It’s a win-win situation considering the inspection gets done fast and repairs underway the soonest.
  1. Hire a reputable roofer
If you want to increase your chances of getting paid, you should hire a roofing contractor that handles insurance claims. Companies like Florence Roofing Experts take care of these matters. Be sure that you are hiring a roofer that’s reliable. Again, it’s best to find your own roofing contractor. Those that are hired by the insurance company typically works for them. This means they tend to be hard on the inspections, making it harder for the claims to be approved. Hiring your own roofer will resolve this issue.
  1. Proceed with the next steps
After you’ve gathered all that you need, proceed with filing the claim. Insurance providers typically require clients to file a claim within 15-30 days after the incident. Any longer would nullify or lessen the chances of claims being approved. Also, be sure that your roofer inspects and documents everything in perfect detail to increase your chances of getting that roof replacement shouldered by the insurance company.

We recently negotiated with the insurance company to get a Florence homeowner twice as much as they were originally quoted. Call us FIRST before reaching out to your insurance company. Call or text 843-212-7825 today!

When Should You Repair Or Replace Your Roof?

Florence-Roof-Repair-300x200.jpg Roll waterproofing, brush, wire brush, trowel, knife, gloves. Tool for waterproofing on a background of flat roof. As the saying goes, an ounce of prevention is better than a pound of cure. So, regular maintenance is not only good for your home but your wallet as well. Delaying or neglecting needed repairs can save you in the short term. However, you will wind up spending a lot more down the road. But not all home improvement projects are cut and dry. For instance, there are cases when it is acceptable to have a roof repair rather than a roof replacement. Which one to choose depends on many factors including the percentage of the total roof surface needs repair and the type of roof damage.

Roof Repair

In certain instances, replacing a few shingles is what you need to bring back the beauty as well as the function of your roof. Asphalt shingles are made to last for decades and the modern roofing designs these days are designed to last for as long as you own the house. Before you choose to replace the shingles, it is crucial to have a professional roof inspection first in order to know if any of the decking or underlayment has been damaged. There is a huge difference between a couple of missing shingles lost during strong winds and a leak that is extending through the many different layers of your roof. In case the damage is too extensive, a replacement is a better idea. You also have to remember that shingles are constantly exposed to snow, heat, and rain. Even if you have a few shingles left over from the time you had the roof installed, you may find it hard to match the new shingles to the ones that are already installed on your roof. Depending on the location and also the size of the area that needs to be replaced, it may be hard to blend new replacement shingles into the rest of the roof. But if the area that needs new shingles is located in an area that is not that noticeable, or the section is small, you may be able to pull through nailing down a few replacement shingles. Patching Damaged Areas Several homeowners are wondering if they could patch a deteriorating or damaged part of the roof instead of replacing the entire thing. They may even choose to install a new roof on top of the existing shingles rather than tearing off the old roof. Patching could work however it poses all of the same problems and then some just like with replacing a few shingles. Just like you would when deciding if it is okay to just change the shingles, it is crucial to consult with a home roofing professional like Florence Roofing Experts if you are thinking of patching your roof. A roofing contractor will conduct an extensive inspection to determine if patching will extend the life of your roof without worrying about future damage. A roofing contractor will check both the roof’s exterior and the attic boards, which will show in case moisture penetrated the decking and into your house. On the outside, indications of a more serious issue include curling shingles at the edges or those that have started to buckle. Another bad indication is the existence of granules, which are tiny pebble like pieces that will coat the outside of the shingles – on the ground or in the gutters. Aside from that, a roof that is sagging is a sure indication of a more pressing issue. In case you notice signs of sagging, call a roofing contractor right away. You have to replace the roof as soon as possible. Even if you can patch your roof, the result may not be as visually appealing. In the instance of a patch, the area that is damaged is commonly much bigger than the spot that needs a few new shingles, which usually makes it hard to mix the repaired section with the current roof. Roofing Over The Existing Roof Even though this option seems like it will help you save cash, it is just like putting a band aid on a broken bone. You will just cover up the issue but the damage is still there and it will only become worse over time. Most local building codes permits up to two layers of shingles for homes, so it is possible to shingle over the existing roof. When your home already has two layers of shingles, you will be risking adding too much weight on your home’s structure. Because of this, most building codes do not allow a home to have more than two layers. Another disadvantage of placing shingles over an existing roof is the amount you have to pay for additional labor when the time comes that you have to take everything out to pave the way for total roof replacement Florence. Rather than paying for one tear off, you will pay for double the labor. Additionally, adding another layer of shingles on top of existing ones will void the manufacturer’s warranty that is protecting you in case the new shingles have defects. In case of a problem in the future, you cannot use the warranty to cover the cost of the roof repair or the roof replacement.

Roof Replacement

How will you know if it is time for a roof replacement? The answer will depend on different factors, which you need to consider whenever you are faced with a roof repair vs. roof replacement dilemma. Signs of moisture and water damage – water is an extremely powerful force. When it penetrates underneath the shingles of the roof, it will easily find its way inside your home, where it will cause major damage and even health issues. In case you see indications of moisture inside the house like brown spots on the ceiling, mold, or peeling paint, you have to go with a roof replacement. A recent disaster – if your neighbourhood was just hit by a tornado or hurricane, the damage could be very extensive and it may need a roof replacement. Age – is your roof leaking and was just installed five years ago? In this case, the problem is most likely associated with the quality of the roof installation or a defect in the materials used rather than wear and tear. On the other hand, if you have a roof that is already 20 years old and you have started to see a couple of issues, then it is most likely at the end of its lifespan and due for a total roof replacement. Materials – it is also crucial to note the kind of roofing materials that you have. For instance, an 80 year old roof that is made of slate may have a few more decades of life ahead compared to a metal roof that is already on its eighth decades of life. Asphalt shingles are popular roofing materials because of their affordability as well as aesthetic appeal, and also the latest generation of premium asphalt shingles that are designed to last to as much as 50 years with the appropriate maintenance.

There’s also a small chance that the materials could be defective. In such cases, call your roofing contractor for roof replacement or reimbursement. Damaged roof valleys – if you’re not familiar with what a roof valley is, they are the metal channels that run the entire length of the roof’s fold. They are used to direct snow and rainwater down to the gutter and into downspouts. If you find any missing shingles near this part of the roof or if the roof valleys that are damaged themselves, it a clear indication that a new roof is needed. If the roof is hit by branches as a result of a falling tree or storm damage, shingles could become loose or get dislodged. In either case, repairs should be made. For older homes, missing shingles means the old roof needs to go soon. Damaged chimney flashing – this is also one area of concern. If the chimney flashing has been damaged and left unattended for a long time, it could result in leaks that would call for a roof replacement. This is highly necessary for chimneys that used roof cement or tar as flashing material. Bits of shingles in the gutter – when you are cleaning your gutters and you find a lot of bits and pieces of your shingles, it is an indicator that the shingles have expired way beyond their serviceable years. When shingles near their end-of-life, they tend to loosen up and granules break off when hit with heavy rain or hail. Holes and gaps in the roof boards – check your attic for any sights of light passing through. If in case light passes through, check the opposite location outside. If you see any problems, it could require repair. For worst case scenarios, a complete replacement of the roof may be necessary.
